Detailed designs for Plot 2A are due to be submitted early in the new year. This will consist of a 249-home Build to Rent block that sits at the heart of the new town centre and marks the most dramatic physical change to the Mall since the masterplan was signed off in 2023.

A large chunk of the 350,000 sq ft 1960s retail complex will be demolished to make way for the 10-storey scheme which forms a square block around a central green space.

Trafford Council will use a two-stage bid procedure through a preconstruction service agreement route before moving to a main contract once the design and price are locked down.

Plot 2A carries a £60m construction value, but the Council is signalling a wider pipeline for the chosen partner – with Plot 2B (£45m) and the larger Plot 1 (£70m) also in line for future phases, subject to performance, planning and funding.

Tender documents are live on the Due North portal, with bids due by 12 January and contract award pencilled in for 16 March 2026.

Construction on Plot 2A is expected to run from June 2027 to August 2029, with potential extensions for plots 1 and 2B taking delivery through to 2035.

Deloitte is advising on planning and the detailed design consultation is now under way.

The project is the first major element of the wider scheme following the completion of King Street, a reimagined high street for Stretford that involved removing the roof from part of the mall and refurbishing several retail units totaling 86,000 sq ft.

In total, around 800 homes are planned as part of the Stretford Mall redevelopment.
